CAN YOU WITHDRAW LISTING?
When you list your home for sale under an “Exclusive Right to Sell” agreement, this means that the seller must honor the agreed commission no matter who sells the property. This is the preferred type of listing if you really want to sell your home and the type of listing which you can expect Realtors to put their greatest selling effort into.
Once you have signed such a listing contract, you must realize that you are bound by it for the length of the listing agreement. You can’t just cancel it at a whim during this period, sell it yourself or have another agent sell it without paying the agreed commission. If you decide to take it off the market entirely, the listing agency will be well within its rights to insist that you agree that if the property is sold during the original listing period, that you honor the agreed upon commission. However, a stipulation to this effebt is often printed on the face of the listing contract. Before you sign an Exclusive Right To Sell agreement, be aware of the length of time that this listing will be in effect.
