As a former resident of Nantucket Island, Massachusetts (another historical town with a watchdog Historical District Commission - a version of our ARB) I have seen what can and does happen to preserved areas when the guard is let down.
Nantucket lost track for a while of itself and allowed little regulation on both new construction and renovations, and suddenly appearing in town and on the moors were houses and additions not in character with the historical aspect of the area.
