Said property is the same real estate conveyed to Henry Lee and Mary Ellen Lee, husband and wife, and Paul Lee, by deed of Henry W. Spilman and Alice E. Spilman, dated August 27, 1912, and recorded amongst the land records of the Clerk's Office of the Circuit Court of Rappahannock County. Virginia, in Deed Book Z, at page 304. Terms of sale: A bidder's deposit of $15,000.00, said deposit being due and payable on the date of sale in cash or equivalent funds, with the balance of said purchase price being due and payable, in full, thirty (30) days from the date of sale. THE SALE IS SUBJECT TO THE APPROVAL OF AND CONFIRMATION BY THE CIRCUIT COURT OF RAPPAHANNOCK COUNTY, VIRGINIA. Settlement and compliance with the terms of sale to be had and complied with within thirty (30) days of the date of sale. In the event of default by the purchaser, the Court reserves the right to declare a forfeiture of the deposit, keep the deposit, and re-advertise and resell the property at the risk and cost of the defaulting purchaser.
