PUBLIC HEARING

AMENDMENTS TO THE ZONING CHAPTER

OF THE RAPPAHANNOCK COUNTY CODE

RELATING TO BED AND BREAKFASTS

The Planning Commission shall hold a public hearing on proposed Zoning Chapter amendments on Wednesday, July 16, 1997, at 7:30 p.m. at the Courthouse in Washington, VA.

The following proposed amendments and such changes as the Planning Commission shall make, shall be considered by the Board of Supervisors at a Public Hearing to be held on Monday, August 4, 1997, at 7:00 p.m. at the Courthouse in Washington,VA.

The Zoning Chapter Amendments are as follows:

1. Amend §170-8 TOURIST HOME or BOARDINGHOUSE or BEDAND-BREAKFAST" by deleting the first five words above; and, in the text, deleting the final sentence.

2. Amend §170-8 by adding a definition:

TOURIST HOME or BOARDINGHOUSE - Any building or portion thereof containing sleeping accommodations for not more than twelve (12) persons who are not members of the family operating the establishment and wherein normally a charge is paid for such accommodations. A Tourist Home and/or Boardinghouse is distinct from a Bed and Breakfast in that the term of accommodation for guests is generally longer than one week (seven days).

3. Amend §170-36E by adding an X in column requiring site plan approval for Tourist Home/Bed and Breakfast.

4. Amend §170-66K (1) by adding at end of sentence after "persons"; "...in not more than six (6) rooms". 5. Amend §170-66K by adding new additional standards,

(4) In "A” and "C" zones the minimum acreage requirement for Tourist Homes and Bed and Breakfasts shall be ten (10) acres.

(5) Bed and Breakfasts, Tourist Homes and Boardinghouses shall be authorized to serve meals only in numbers equivalent to the approved number of overnight accommodations.

(6) Private roads serving Tourist Homes and Bed and Breakfasts should have rights of way of at least fifty (50) feet in width, or the BZA shall find that such requirement is unnecessary on a case-by-case basis.
