Further, some would argue that clustered easements eventually increase values of affected residences, and in every case residences are taxed at fair market value.

Myth #4 - At least X acres are required to donate an easement.

Well, that depends. There is no minimum acreage qualification for easement consideration. The smallest easement in Rappahannock County protects a half acre in central Washington; it is held by the Virginia Department of Historic Resources in connection with the Town Historic District.

Other easements protect smallish tracts adjacent to Shenandoah National Park, designated Virginia Byways (e. g. Route 231), and other easement-protected properties.

On thp other hand, easement-holding agencies don’t particularly want the responsibility to monitor/enforce easements on isolated small tracts.
