All property is divided into two classes; PERSONAL and REAL. Real estate consists of the land and whatever is attached to it. Personal property (chattels) is moveable. The tree growing on your land is part of the real estate. When cut and made into lumber, it becomes personal property. Alternately, chattels can become real estate. A sink in the store is personal property. Take it home and hook it up and it becomes a fixture, a term for chattels that have become real property.
Many disputes in real estate center around what does or does not remain with the property. In general, chattels may be taken away, fixtures must remain. To avoid argument, remove certain items before showing the property. If you plan to keep the special dining room chandelier, for example, the simplest solution is to replace it before the house is ever shown. If you are not going to do this, state clearly in writing that you reserve the right to remove certain items that buyers might assume would stay.
