In today’s era of climbing home prices, many first time buyers have a right to be frustrated. However, if there’s a will, there’s a way. For example. we’ve seen first-time buyers invest in a home in the lower-end price range, put a lot of "sweat equity’’ into it, sell at a profit and move up to a better home. I call it “personal pyramiding.’’
There’s no big secret to it. You buy a home and move in. Then you make improvements at your own pace as your time and money allow. When you are satisfied with the project, you sell it at a price to cover your purchase price, cost of improvements and your profit. Then you re-invest in another home of equal or greater value. Naturally, since your replacement house will be equal or greater than the cost of the previous home, your taxable gain will be deferred.
As a bonus, you’ll have your own house to live in while increasing your net worth. This can be the opportunistic route to eventually acquiring your dream house.
