Another large lot subdivision is in the works, this one for 16 lots on 480 acres near Huntly. James B. Dawson filed an application on April 4 for either approval by the Zoning Administrator or rezoning and approval by the Supervisors for Sommarbeth Estates Subdivision in Wakefield Magisterial District.
According to the application, 16 lots ranging from 25 to 50 acres are proposed. Two lots front on Route 522, six front on Route 662 and the remaining eight lots will be served by approximately 9,000 feet of gravel roadway with grades from a minimum of zero per cent to a maximum of 10 per cent.
The application states that the only significant land disturbing activity will be the construction of an access road which will expose approximately 180,000 square feet to potential erosion or flooding during and after construction. It also states that adequate safeguards will be taken in accordance with Rappahannock’s erosion and sedimentation control ordinance and that soil and drainage on the property is suitable for individual septic tanks.
