The Planning Commission approved several changes to the zoning and subdivision ordinances last week and sent them on to the Board of Supervisors. Most of the changes are minor; however, the most significant affect private roads within subdivisions.
If the changes are approved by the supervisors, roads in subdivisions that serve five or more lots will have to be built to current standards for inclusion in the state road system. This requires a 50-foot right-ofway with a 20-foot paved surface.
Roads that serve fewer than five lots will be Type Two roads, which must also have a dedicated 50-foot right-of-way but require only a graveled surface 20 feet wide.
Type Three roads, known by the planners as “goatpaths,” will be allowed only in family subdivisions. They also must have a 50-foot rightof-way, but no surface treatment is specified.
