BEFORE YOU RENOVATE

There are two truths about home renovation: Every project costs more and takes longer than expected. So, before you start, keep your cost estimate high and remember the words, •Return on investment."

Whether you hire profes sionals or do the renovation yourself, be aware that your in vestment will not always result in dollar-for dollar increase in the value of your home. Al though some homeowners do make a prpfit on their remodel ing investment, history tells us that some homeowners won't even recover their costs.

Do your homework. Get estimates on the costs. Study the local real estate market to be sure you're making im provements that homebuyers want and will pay for.

Don't go overboard. Getting your money out of a house priced well above neighbor hood houses will be difficult. As a general rule, the value of the home AFTER renovation should not exceed the value of any house in your neighbor hood by more than 20%.

If there is anything we can do to help you in the field of real estate please stop in at EILEEN M. DAY, Realtor, The Clopton House, Washington, Va. 22747. Phone 675-3033. We’re here to help.
