A home is usually a person's largest financial investment, and to protect it, title insurance can be taken out with a land title company to insure that the buyer has received what is called clear title to the property.
Title insurance protects the buyer against fraud in the chain of title, so that if it was later found that the buyer wasn't the true owner of the property, the title insurance company would pay off any claims against the new owner.
Any recorded liens are also usually covered in a policy of title insurance, so title companies are usually very careful when researching a property before issuing a title policy to make sure that any claims that have been recorded as a matter of public record are brought to light. There are various types of title insurance, some that even guarantee the boundaries of the property in addition to these other title risks.
