Culpeper Air Park Associates

Culpeper Air Park Associates, a general partnership in Phoenix, Md., submitted a bid to purchase county-owned property adjacent to the Culpeper airport. The 56 acres are zoned commercial and intended for an industrial park. The $10,000 per acre bid was opened at the Board of Supervisors’ October meeting; no formal action has been taken on the offer.

“But it would be fair to say that the initial bid has been rejected,” Mr. Mothersead said. “The county undertook negotiations with Culpeper Air Park Associates. Those negotiations have since broken off and there are no intentions to renew the negotiations.”

“We didn’t accept the bid,” Mr. Chase confirmed.

Three Flags

Frank Maruca and Charles Shipe are the developers of Three Flags, a proposed 356-acre “planned community” of 1,012 residential units and commercial uses on Rt. 29.

The site is adjacent to Lake Pelham, the Town of Culpeper’s water supply impoundment, and the initial plan at build-out 10 years hence
