not percolate and you will have a mess on your hands, while a sandy soil will percolate too rapidly and contaminate groundwater and possibly your well. The drainfield must also be properly sized, the minimum being 400 square feet.
The septic tank and drainfield must be certain minimum distances away from structures or topographic features, e.g., at least 50-feet from a well; 100-feet from a down slope spring; five-feet from a property line; etc.
As for businesses, schools, and other large-scale operations in rural areas, they too make use of septic tanks and drainage fields, only on a much larger scale. The Commonwealth of Virginia’s State Board of Health has a 59-page publication called, “Sewage Handling and Disposal Regulations,” which lays out explicitly the design and construction criteria for dwellings, schools, motels, restaurants, service stations, and a host of other enterprises.
But there comes a point where a community has to shift from septic tanks to a centralized wastewater treatment plant. Clevenger’s Comer has reached that point with its Village Plan. More next time.
