FREAKONOMICS is a book that 1 just finished reading written by an economist and a writer named Levitt and Dunbar. Levitt is the economist. It is an excellent book and 1 highly recommend it. There is a provocative chapter in the book that says a lot about Real Estate Agents.

1 don’t want to ruin the plot for you, but basically what that chapter is about is that nothing is more powerful than information, especially when it is abused. It went on to say that some agents would use both buyers and sellers as a mark, rather than an ally, just to make a sale.

In Rappahannock and surrounding counties, 1 think it is fair to say that the real estate market has abruptly changed from a seller’s to a buyer’s market. Buyers are cautious, inventory is up and prices are going down in many cases. /

According to the MR1S (Metropolitan Regional Information System), Rappahannock had 50 residential sales from 1/1/2005 to 8/21/2005 and this year in that time period there have been 34 sales, a reduction of almost one third. I thought you would like to know.
