NOTICE OF TRUSTEE’S SALE OF
VALUABLE PROPERTY
Friday, July 27,1984 at 11:00 a.m.
In execution of a Deed of Trust dated January 6,1979 from Thomas R. Cook, III and Carol Ann Brooks to David L. Kontck and Ariey Estes, Trustees recorded January 9,1979 among the land records in the Clerk's Office of the Circuit Court of Rappahannock County, Virginia in Deed Book 130 at page 406, default having been made in the payment of the obligation secured thereby by the makers of the note therein described, the undersigned Trustees, having been requested and directed so to do by the holder of the obligation secured thereby will offer for sale at public auction on the front steps of the Courthouse of the Circuit Court of Rappahannock County, Virginia at 11 00 a.m. on the 27th day of July, 1984, all that tract or parcel of land, together with all privileges and appurtenances therewith connected, located, lying and being in Stonewall Magisterial District, Rappahannock County, Virginia and more particularly described as follows:
“Tract or parcel of land located on the west side of State Secondary
Route 615, approximately 0.3 miles south of the intersection of said
Route 615 and State Secondary Route 617 near Castleton, Virginia containing
50.000 acres."

AND BEING the same and identical tract or parcel of land acquired by Thomas R. Cook. Ill and Carol Ann Brooks from Charles C Gasch and Geraldine M. Gasch by deed dated January 6,1979 and recorded January 9.1979 among the aforesaid land records in Deed Book 130 at page 403.
TERMS OF SALE: AM cash. A deposit of ten percent (10%) of the sales price will be required at the time of sale, such deposit to be in cash, certified check or such other form as may be approved in advance by the Trustees in their sole discretion. All conveyancing, recording and revenue costs, taxes and all expenses incident to the settlement and transfer of the property shall be at the sole cost and expense of purchaser. Settlement and compliance with the terms of sale to be within ten (10) days of the date of sale. In the event of default by the purchaser, the Trustees reserve the right to declare a forfeiture of the deposit, keep the deposit, readvertise and resell the property at the risk and cost of the defaulting purchaser, or. without declaring a forfeiture of the deposit, the Trustees may, in their sole discretion, exercise such other legal and equitable rights and remedies Available against the defaulting purchaser.
The Trustees make no representations as to the physical characteristics of the property. Prospective bidders are encouraged to inspect the property prior to the date of sale. The property is to be sold in an AS IS condition and conveyed by Special Warranty Deed subject to al covenants and easements of record.
