Generally, the soils don’t change in a normal lifetime, at least to the degree that it would affect the Land Capability Class (LCC) Ratings.
Many landowners have been asking about these ratings in the wake of recent tax reassessments. Many landowners do not know that the soils’ LCC’s often play a major role in determining what dollar value is placed on your land for tax purposes.
The LCC System is an attempt to show, in a general way, the suitability of a soil for cropland. It is a three-category interpretation system.
The two highest categories give broad prospective of the suitability of soils for certain crops or pasture. These categories indicate the drgree and kinds of limitations for their use.
The system evaluates soils for mechanized farming systems that produce the more common crops, such as com. The rating ranges from class 1 to 8.
Soils with ratings of 1 through 4 can be economically farmed, despite limitations. Soils with ratings of 5 through 7 are best suited for pasture, trees or specialty cropS such as vineyards, and class 8 for wildlife areas, and parklands.
An example of LCC rating is “2e”. The 2 is the class and “e” for erosion, representing the expected limitation of this soil. You’ll see other subclasses such as “w” for wetness, “s” for shallow, stony, sandy or droughty, and in colder parts of the country “c” for climate/cold.
