A controversy, and some confusion among residents attending the meeting, over how and why land in an agricultural zone is divided into parcels arose at last week’s meeting of the Rappahannock County Planning Commission.

An application by Susan E. Nielsen for a special exception permit to divide a parcel of 20.5 acres of land from her existing 231 acre farm located off Route 630 sparked questions. Several people spoke up saying they felt if the ordinance says parcels must be 25 acres then that’s what they should be. County Administrator John McCarthy explained that the ordinance says you can not net out more than one parcel per 25 acres. People can apply for a permit to divide out a lot of less that 25 acres, as Nielsen was doing, and it may be granted if there is a good reason for the commission and then the board of supervisors to do so.
