Rappahannock on the other hand, is “trying to bend over backwards” with its five cuts by right and two-acre lot size, he said. “But even a limbo artist can only bend backwards so far, Colonel. . .If 7® allow the kind of random growthyou’re proposing in the countryside, we’ll wake up 50 years from now and this will be Fairfax. We have the right to be different. We have the right to be Rappahannock County,” said the Hampton District representative.

“We struggled with this thing for six months,” noted Comissioner David Fannon, adding that in the absence of an alternative amendment which would give Mrs. Doares her family subdivision without opening the door to widespread parcelization, “we were ready to go to court over this. . .1 personally appreciate Mike Massie for coming up with this solution.”

With no further discussion, the Commissioners voted unanimously to recommend adoption of the ordinance amendments and then endorsed giving Mrs. Doares a special exception for a sixth family division from a lot of record as of 1962, finding unanimously that:

• strict application of the zoning ordinance would result in undue hardship.

• the hardship is not shared generally by other parcels belonging to the same parent tract.

• granting of the permit would not be of substantial detriment to adjoining properties.

• the density from the dvision will be in keeping with the density on other parcels deriving from the same parent tract.

Also at Wednesday’s meeting, the Planning Commsisioners unanimously recommended (1) amending the original zoning proffer from Sheila O’Brien to allow two bed-andbreakfast rooms at the School House Restaurant, (2) amending the zoning ordinance to allow outdoor firing ranges by special exception in conservation and agricultural zones and indoor ranges by special exception in highway commercial and industrial zones, (3) issuing a special use permit to Mr. and Mrs. John H. Jenkins for construction of a family apartment on their property on Rt. 623, and (4) issuing a special use permit to Charles A. Wilson for an antique and gift shop in an agricultural zone, on his property on Rt. 522.
