At last Wednesday’s meeting members of the Planning Commission decided to advertise changes to the county zoning ordinance to not allow wholesale greenhouses in most residential zones.
Currently “Nurseries (greenhouse, mostly wholesale)” are allowed by right in all zoning districts except mobile home parks and highway commercial.
A few residents of Flint Hill objected to the Flint Hill Herb and Flower Farm on Route 647 just outside town. Last month Werner Krebser, who represents Wakefield District including Flint Hill, asked County Administrator John McCarthy to bring in proposed changes to the zoning ordinance.
Mr. McCarthy recommended requiring a special use permit in Rural Residential, R-2, and Village Residential zones and submitted a group of four “additional standards” for such operations in addition to the general standards for special use permits.
The standards would have said that structures used in the business have to be 50 feet or more from any adjacent residentially zoned property. Such structures must be screened from neighboring residential property by “plantings, fencing or other means as is deemed appropriate by the Board.” Another proposed standard stated, “All mechanical equipment related to the use shall be effectively screened such that odors, noise and/or discharge shall be minimized as is deemed necessary by the Board.” The fi
