at the front door of the Courthouse of the County of Rappahannock, Washington, Virginia 22747, fronting on Gay Street, offer for sale at public auction to the highest bidder all that certain tract or parcel of real property mentioned in the aforesaid Deed of Trust, with its improvements and appurtenances thereto belonging, situate and being in the County of Rappahannock, Virginia, and more particularly described as follows:

ALL THE that certain tract or parcel of land lying in Hampton Magisterial District, Rappahannock County, State of Virginia located off Virginia Route 654, being the residue of a tract of land described! as 96.255 acres, more or less conveyed to Frank Dodson and Elizabeth Dodson, his wife, by Deed from the United States of America, dated September 4, 1944 and recorded October 4, 1944 in Deed Book 45 at page 255 among the Rappahannock County, Virginia land records, after the following offconveyances:
(1) A parcel conveyed to Marietta L. Cheatham by Deed dated May 10, 1949 and recorded in Deed Book 52 at page 16;
(2) A parcel containing 24.696 acres conveyed to Jonas Alther and Jean H. Alther by Deed dated July 29, 1980 and recorded in Deed Book 136 at page 624;
(3) A parcel containing 18.739 acres conveyed to Virginia E. Young by Deed dated October 26, 1982 and recorded in Deed Book 142 at page 732;
(4) A parcel containing 9.676 acres and a parcel containing 0.575 acres conveyed to Jonas Wayne Alther by Deed dated January 7, 1985 and recorded in Deed Book 150 at page 670;
(5) A parcel containing 14.8817 acres and a parcel containing 0.759 acres conveyed to Jonas Alther, Jr. and Jean H. Alther by Deed dated October 2, 1987 and recorded in Deed Book 165 at page 174;
leaving approximately 26.6 acres, more or less, by calculation only, together with the right to use the private lane shown on plat of survey by William P. Gimbel, L.S., dated July 17, 1987 and recorded in Plat Book 5 at page 41, and set forth in the Deed recorded in Deed Book 165 at page 173, for the purpose of ingress and egress to and from State Route 654.
