Being the same realty conveyed to Paul Allen
Walker and Frances Walker Eldred as joint
tenants with the common law right of survivorship,
by deed from Paul Allen Walker, widower,
dated January 14, 1993, and recorded January
15, 1993, in deed Book 195, Page 744 among
the land records of the clerk aforesaid. The
said Paul Allen Walker died June 12,1994,
thereby vesting full fee simple title in the said
Frances Walker Eldred.
The subject property will be conveyed by Special Warranty Deed, “as is" subject to applicable liens and conditions.

TERMS OF SALE: All cash upon presentation of deed within 15 days of sale
BIDDER'S DEPOSIT: The trustee requires that all bidders present prior to sale certified check or other current funds in the amount of $30,000.00 payable to such trustee. All such checks will be returned promptly to unsuccessful bidders and the check of the successful bidder will be retained by the trustee as the deposit in accordance with law to be credited to the purchase price.
