We now come to the planned Clevenger’s Corner Village Center. It includes South Wales and covers three square miles around the intersection of US Route 211 and State Route 229.
In anticipation of the needs of a wastewater treatment plant within the Clevenger’s Corner Village Center, the South Wales Investment Corporation is holding a VPDES permit for a wastewater treatment plant with a capacity of 856,000 gallons per day (gpd) of wastewater. Culpeper County feels this is excessive; that 600,000 gpd is sufficient.
On Oct. 31, 2002, the developers of the southeast quadrant of the Clevenger’s Comer Village Center (Centex Homes, South Wales LC, Kenneth M. Thompson properties, etc.) submitted an application for the rezoning of 1,754 acres at that southeast comer. The proposed development program, to be carried out between 2004 and 2010, involves 325,000 square feec of retail space on 35 acres; 250,000 square feet of office space on 25 acres; and 1,095 homes on 1,694 acres.
