THE LISTING

AGREEMENT

In a home selling situation, the seller will normally select one real estate agency as the exclusive sales representative. The agreement with the agency will be in the form of a listing contract which spells out the conditions and provisions. These are binding on both parties; the seller and the agency.

One of the provisions in the listing agreement will deal with the term (how long the contract will be in force). If you sign for six months, other conditions withstanding, you normally will be bound to the agreement for this period. Be aware of the time period before you sign.

Six months may be a reasonable term for some special properties; a four month listing would be more typical. If you want to sign for two or three months, our agency can agree or not agree. Also, remember that we will incur out-of-pocket expenses for which they will usually only be compensated if a sale is completed. The aim of our office is to sell your house and we’ll do it. That’s what it’s all about.
