assessments in the county, for the most part, are lower than those in Fauquier and Culpeper counties. Properties in Page County and some parts of Madison County tend to have lower property values than Rappahannock, he said.

Because Rappahannock does not have urban or suburban developments with multiple homes on identical, quarter-acre lots, it’s virtually impossible to determine an “average” property assessment for the county.

The total assessed value of taxable buildings and land in Rappahannock totals about $1.56 billion, according to records at the Commissioner of the Revenue’s office. That produces about $9.2 million in tax revenue.

Another $570 million worth of property is deferred through the land-use program, which provides tax relief to land in agricultural production. If that land value could be taxed, the county would receive about $3.37 million in additional tax revenue - a boost of more than 36 percent.
