“The breaking point is rooms,” noted Mr. McCarthy. According to the zoning ordinance, an enterprise of this kind with more than six rooms would be classified as a hotel or motel and accordingly permitted only in commercial, industrial and highway commercial zones, he said.

So for more than six rooms, a rezoning is required, Commissioner Fannon noted. “A rezoning? I don’t think you’d have a chance for that out there (in the Huntly area),” he told Mr. Perez.

“He’s applied for a bed-andbreakfast. If he complies with the ordinance’s regulations for a bedand-breakfast, I’d recommend approval,” announced Mr. Miller, the Board of Supervisors’ representative to the Planning Commission.

The commissioners recommended that the Board of Zoning Appeals grant the special use permit, with the condition that no more than six rooms be rented to 12 occupants.

“Let the BZA interpret what the ordinance means,” concluded Commissioner Fannon.

In other business, the Planning Commission:

• Recommended that a special use permit be issued to Roger and Helen Newcamp to place a trailer on their property for one year during the construction of a permanent residence.

• Learned that a breezeway connection required by the special use permit issued to Roselyn Rothrock for a multi-family dwelling near Castleton is now under construction.

• Recommended that the old gas station property at the comer of Route 522 and Route 618 be zoned general commercial to correct the oversight of leaving the lot as village residential when the new zoning map was adopted last December.
