CAN’T HAVE IT BOTH WAYS

What's wrong with listing your house for sale with many agencies and whoever sells it gets the commission and nobody gets a commission if you sell it yourself? It is called an open listing. Sounds like Utopia, but it’s not the best way to sell.

You are pretty much on your own as to pricing, how best to show, advertising, fixing-up, etc. Very few agencies will advertise an open listing because they are not protected if any other agency sells the property. You will probably end up doing and paying for the advertising if any advertising is to be done. Also, an open listing cannot be introduced into the multiple listing system. Finally, if an agency happens to show and sell your open listed house, you still pay the full commission.

In other words, you may end up paying a full commission even though you have missed many of the benefits of having hired a full service exclusive agent. All that glitters is not gold—especially an open listing.
