The idea of buyers’ agencies is nothing new — they’ve been in existence for about 10 years. They have been particularly successful in the commercial real estate market, but have also been cropping up more and more in residential sales, he said.
Mr. Zindel views his role as helping the buyers get what they really want. “Most buyers aren’t looking for a real steal. They don’t want to pay more than the property is worth, but their major concern is usually finding the right property for their needs,” said Mr. Zindel. “We try to determine what they want and screen out the properties that aren’t suitable.”
Although the idea of a buyers’ agency is still somewhat new to most people, Mr. Zindel said it has a lot of appeal.
“The more sophisticated buyers, who have been through one or two deals, like the idea of a buyers’ agent. The first-time buyers often have no idea what’s involved, so they can see its value too,” he said.
Buyers’ agency is still so new that it has come up against some opposition by the real estate industry, but Mr. Zindel said they are becoming more open to the idea.
