“Where other real estate firms list and sell, strictly representing the seller, we strictly represent the buyer. Usually buyers aren’t represented at all until they obtain a settlement attorney. By then the 4 contract’s a done deal. We represent l the buyer, but still try to be fair to' the seller,” he said.

Their major objective, put simply, is to make sure the buyer | doesn’t pay too much.

Mr. Zindel said many home buy-' ers work closely with the listing agent, and some have come away with the mistaken idea that the listing agent is working for them, when in fact he or she is hired and paid by the seller.

“There have been lots of lawsuits over the years, where buyers were led to believe the agent was working for them, when in fact they are representing, the seller,” said Mr. Zindel.

The Buyers’ Agency Inc. primarily operates in Rappahannock, but also handles properties in Fauquier, Culpeper, Madison, and Warren counties.

Mr. Zindel’s office is in Peter Kramer’s building at the comer of Gay and Jett streets in Washington.
