Jim Epstein, the developer
of Clevenger’s Corner, recently hosted a meeting in Rappahannock County to discuss the possibility of a farmer’s co-op and agricultural center at the site of his proposed development at the intersection of Route 229 and U.S. 211 in Culpeper County. The proposed development is being touted as a “neo traditional” or “New urbanism” development but the plans reflect common housing subdivisions: 100-200, single family, detached residences, with the usual array of little streets. An area has been set aside for commercial development and there is a small string of offices.
If this is truly a new concept in housing, the plans should reflect these differences but dressing sprawl with new nomenclature doesn’t change the fact of the matter that what Mr. Epstein has proposed for Clevenger’s Corner is sprawl in the worst sense of the word.
