Within a residential village or commercial village district (such as Sperryville will be des gnated under the proposed ordinance), all uses permitted in the underlying district will be allowed in flood plain but only in compliance with the following use limitations:

—placement of drainfield or pit for sewerage or gray water disposal is prohibited.

—placement of any structure in a floodway (as designated on HUD maps) is prohibited.

—No use shall adversely affect the capacity of the

watercourse or increase flood heights or velocities.

—relocation of channels and floodways must be approved by the State Water Control Board and Army Corps of Engineers.

—No new use or structure requiring a special exception w ill be allowed if it will cause increased flooding downstream or cause serious water quality problems.
