A request from E.J. Welch to build a second single family dwelling on his tract near Flint Hill was approved almost automatically because it would be the only house on one of the lots wrhieh makes up the tract.

Zoning administrator David Konick pointed out that such requests should no longer come to the BZA if the new zoning ordinance is approved. It defines lots and tracts more specifically and allows housing according to density. Under the new ordinance there could be one house per 50 acres without special use pemits. There could be two houses on pieces of land greater than 50 acres and three houses on ones greater than 100 acres, according to Konick.

Robinson Back

Timothy D. Robinson returned to the BZA with Warrenton lawyer H. Ben Jones to continue discussion concerning his property on Route 659 near Flint Hill.

Last month Robinson received permission to add an apartment at the back of the building. At Wednesday’s meeting, he requested consideration of a variance to renovate an old loading dock on the front of the building which would not be within required set back limits from the road when completed. Robinson’s asked to be allowed to restore the building to its original condition since it now flooded during rain.

Robinson had a letter from his neighbor withdrawing objections that had been read into the record at the August 8 meeting.'Robinson said the objection had occurred because of a misunderstanding about w'hat his plans were. He added that he had reassured his neighbors that he would not be running a woodworking business in the house and that he understood the area is not zoned commercial.
