The building has stood at 3 River Lane in Sperryville since the 1940s, and has operated as an antiques store for more than 25 years.
Stevenson said he had no intention of converting the structure when he bought the 1.22-acre property in February 2005. But it has turned out to be more building than he needs for his antiques and design business, which is currently only occupying about 12,000 square feet.
“Everybody loves the building, I love the building,” Stevenson said. “Fve always known this was a really special place and it was underutilized, but I didn’t really know what for.”
He also sees a condominium project as filling a void in Rappahannock’s housing market, which mostly consists of detached homes on large lots that require a lot of upkeep.
Persons over 55 years old would be the likely target demographic for the condos, he said, adding that he would like to make units available to public servants, such as school teachers, but he needs to look more into the legality of such a preferential system.
