In execution of a Gertain deed of trust dated JUNE 20, 1994, and recorded on JUNE 27, 1994 In the Clerk's Office of the Circuit Court for the COUNTY of RAPPAHANNOCK. Virginia, IN DEED BOOK 206, PAGE 802, from WILLIAM MITCHELL BURKE AND MELISSA BURKE, HUSBAND AND WIFE, AS TENANTS BY THE ENTIRETY WITH RIGHTS OF SURVIVORSHIP to JEFF HIPP, Trustee(s), and default having been made in the payment of the debt secured and at the request of the beneficiary under said deed of trust the undersigned, having been duly appointed Substitute Trustee(s). has declared all the debts and obligations secured by the deed of trust due and payable and will offer for sale at public auction to the highest bidder in front of RAPPAHANNOCK COUNTY COURTHOUSE, GAY STREET, WASHINGTON, Virginia, on FEBRUARY 4, 1998, at 12:00 P.M., the following described property located at RT. 1 BOX 45B, BOSTON, Virginia, and more particularly described as FOLLOWS, TO WIT:

All that certain tract or parcel of land located in Stonewall Magisterial District, Rappahannock County, Virginia, as described as Parcel “E" in the subdivision plat by George E. Ford, dated September 19,1972, of the Chester Jackson Weaver land, said plat being recorded in the Clerk's Office of the Circuit Court of Rappahannock County, Virginia in Deed Book 104, at Page 728, and reference is hereby made to said plat for a further description of said land; AND BEING the same property conveyed to William Mitchell Burke and Melissa Burke, husband and wife, by deed of gift from Betty J. Burke and William E. Burke, wife and husband, dated November 2, 1987, and recorded In the aforesaid Clerk's Office in Deed Book 165, at Page 476. Reference is here made to the aforesaid plat, deed and the references contained therein for a further and more particular description of the property conveyed herein.

This conveyance is subject to all easements, restrictions, conditions, and reservations of record affecting the title to the property hereinabove described.

The beneficiary reserves the right to bid at said sale.

A bidder's deposit of TEN percent (10%) wiH be required on date of sale with settlement in full to be made within 15 days from date of the said sale.
