(EST) at the front door of the Courthouse of the County of Rappahannock, in Washington, Virginia, offer for sale at public auction to the highest bidder, the property mentioned in the aforesaid Deed of Trust situate in Hampton Magisterial District. Rappahannock County, Virginia, more particularly described as follows: TRACT NO. 1: "Beginning at a post on north side of Highway No. 211, comer to lands of W. C. Campbell and Mrs. S. G. Bruce, thence with Bruce S. 88 30' E 270.0 feet, apost; thence N. 35 00' E. 115.5 feet, a stake; thence S. 39 40' E. 165.0 feet, a stake; thence S. 50 20' W. 270.0 feet, a stake on North side of Highway #211; thence with highway, N 47 55' W. 315.0 feet to the beginning, containing 1.27 acres, more or less." TRACT NO. 2: "Beginning at A, a comer fence post, thence, along the line wire fence, N 74 30' E. 165.0' to B, a comer fence post; thence, along the line wire fence, N 16 00' W. 29.0' to C, a comer fence post, thence, S 65 45' W 167.7' to D, an iron pin set at the line wire fence; thence along said wire fence, S 31 15' E 3.6' to A, and the beginning; containing 2697 square feet." TRACT NO. 3: "Parcel A BEGINNING at a pin set comer to Parcel 'B', and the land of Thomas, on the Northerly side of Route 211522; thence leaving the road and with Parcel A', N 11-07-56 E 317.31 feet to a pipe found; thence with Thomas the following two courses, S 28-18-25 E 119.10 feet to a pin set; thence S 29-41-35 W 237.69 feet to the beginning. Containing 0.275 acres more or less." AND BEING the same and identical lands acquired by Clifford Andrew Miller, 111, from Charles H. Thomas, widower, by deed dated July 31, 1986, and recorded August 4, 1986, in the Clerk’s Office of the Circuit Court of Rappahannock County, Virginia, in Deed Book 158, at page 366. The property described herein is known as tax parcel numbers 28-52C, 28-48B, and 28-49. The property address is Rt. 1, Box 575, Washington, Virginia 22747. This sale is also subject to the covenants, conditions, restrictions, rights-of-way, easements, rights, by-laws and regulations, if any, contained in the deeds forming the chain of title to the above property. This sale is further subject to mechanic's and materialmen's liens of record and not of record and to prior mortgages, deeds of trust and other encumbrances of record. Information as to the status of record title and the improvements on the above described real property and all documents available to the Trustee may be examined by prospective purchasers at the offices of the Trustee on Monday through Friday, inclusive, or each day (exclusive of legal holidays) between 2:00 P. M. and 4:00 P.M. A deposit of ten per cent of the successful bid (cash or certified or cashier's check) will be required of the successful bidder at the time of sale with the balance due at settlement, which shall be held on or before ten (10) days from the date of sale. Time shall be of the essence with respect to settlement.
