A BUYER’S BROKER

In the normal arena of residential home selling, the professional services of as real estate agency are usually retained by the seller rather than the buyer. The seller hires the agency to market his or her home. The agency then works exclusively for the best interest of the seller. As compensation, the agency usually receives a negotiated percentage of the final sales price. This system of selling real estate, with the seller hiring the real estate agent, has proven to be very successful and has stood the test of time.

However, this arrangement is not written in stone. In certain circumstances, a BUYER may feet that he or she needs the independent consulting services of a broker. The broker, hired on a consultancy basis by the buyer, would be called a “buyer’s broker” and paid by the buyer. This use of a buyer’s broker is more common in commercial, investment, and industrial sales and leases where transactions are usually more complicated than they are in home sales.
