Although these are all lots that existed before the zoning ordinance was enacted, there is a reason the ordinance requires a minimum of two acres, he said. “You may think you don’t want two acres,” he said, “but if the septic goes bad or the well goes bad, you may need all of those two acres. Where would you draw a line?” he asked his fellow planners. “Once you get below two acres, how low do you go?”
He noted that Mr. Meyer could get more land for his larger lot and still have two acres in the smaller lot if he were willing to give up some road frontage on the larger lot.
At this point Wakefield District representative Werner Krebser joined in support of Mr. Massie’s position. “What difference is it how much road frontage you’ve got?” he asked. “You’re not going to build along the road.”
“It’s the principal,” Mr. Meyer said.
