You are excited because you have the chance to buy a lot for half the price of the other lots in the same area. Before you jump, you should find out why the big difference in price.
Has a percolation test been done on the soil to determine the capability of the soil to absorb liquid for either a building or a septic system? This test is a must for any land purchase where building is anticipated. If there are problems, are they correctable and at what cost?
Is the property properly zoned for your intended use? You may not be able to build a home in a commercial area. You should also check the total square feet and frontage that the lot needs.
Is the lot improved or unimproved? An improved lot has ready access to utilities such as telephone, electric and gas. If the lot is unimproved, how much will it cost to bring the utilities to the property? Every property has a fair market value. If it’s far below that figure, take a closer look and find out why.
