As for expanding into the rear yard, Mrs. Jamieson reported that the trustees have had numerous conferences with Patrick O’Connell and Reinhardt Lynch, owners of the adjacent lot, but were unable to get their agreement to a waiver of the town’s six-foot rear setback regulation to allow the building to extend to the property line.
And expanding to the side is blocked by the septic field next door, she added. In addition, Mrs. Jamieson noted that any enlargement of the current building would pose problems in providing parking space.
The site offered by Mr. Morehouse is within walking and bicycling distance of town; it is easily accessible and highly visible, but off the main highway, Mrs. Jamieson pointed out. “When we go out to get money, this is what the foundations are looking for — a dominant location.”

“It won’t hurt business in Sperryville,” he says with characteristic understatement. “It will help the whole county. If we can get them out to the county, they will find the other stores. Getting them to stop, that’s the secret.”
And for the Emporium, the coverage has been a boon. “It’s free advertising — and that’s the best kind you can buy,” Mr. O’Bannon said, that mischevious grin once again spreading across his face.
