The Equal Credit Opportunity Act makes it illegal to deny a mortgage loan because of the borrower's race, color, religion, national origin, sex, marital status or income from public assistance. Other laws prohibit the denial of a mortgage because of the location of the property, a practice commonly called "redlining."
