All the following described tract or parcel of land, together with buildings and improvements thereon and privileges and appurtenances therewith connected, situate, lying and being in Piedmont Magisterial District, Rappahannock County, Virginia, and bounded and described, according to a plat and survey made by J. I. Covell, C.L.S., on September 11,1978, as follows, towit:

“Atkins Filling Station Lot, U S. 211-522 at Va. Rt. 612, E. of Sperryville, Rappahannock Co., Va.

Beginning at an iron pin at a corner post in the north line of Rt. 612, a corner in the Lindgren Line; thence with Linagren, the line with a fence at the back of a concrete curbe, N 7231-03 E. 122 86 to an iron pin at a post in the west line of Rt. 211 -522; thence with the right of way line S 2525-18 W 111.42'to a point at the intersection with the north line of Rt. 612; thence with that line N 47-25-15 W 94.18' to the beginning. This lot contains 5,013 square feet.”

And being the same property conveyed to Gary S. Wainwright by deed dated June 12, 1990, and recorded in Deed Book 180 at Page 598 in the aforesaid Clerk's Office.

This conveyance will be made subject to conditions, restrictions, rights-of-way, easements, reservations, and financing statements contained in deeds and other land records forming the chain of title to this property, subject to any potential filed or unfiled mechanic s liens, and subject to real estate taxes for the year 1991.
