The comparison method determines the value according to recent sales of comparable properties - using location, size and improvements among other criteria. The cost approach concerns the improvements and the cost of replacing and/ or reproducing them. Depreciation and land value are also taken into account. The capitalization approach is used mainly for income producing property, and includes the value of future benefits.
