The remainder of the land in the county would be governed by the applicable county zoning ordinances at the time of the adoption of the straddle lot ordinance, Councilman Ray Gooch explained.
If the residue in the county were of sufficient size to allow additional building lots, they could be cut as well. However, if the residue were insufficient to create an additional lot, the property already combined with the town lot could not be counted toward the necessary additional acreage for a county lot.
“This is an effort,” Mr. Gooch explained, “to eliminate a hardship for someone with some land in town and some in the county but not enough either place to create a buildable lot - - without creating what Mr. Wickens has called a ‘necklace of subdivisions’ around the town.”
It allows the creation of a building lot, Mayor Dean Morehouse added, “without giving additional subdivision rights to someone who would otherwise not have them.”
Mr. Gooch also noted an important qualification for anyone combining property inside and outside the town under the proposed solution. “It would be subject to the town’s Historic District Ordinance.
