The 2006 reassessment of real estate in

Rappahannock County is overwhelming and in my analysis contains many ambiguities. One example, my home in Hampton District contains 3.833 acres and the assessment has identified my house site (H/S-C700) for one acre at $100,000, the residue 2.833 acres valued at $20,000 per acre. My neighbor has two houses on 114 acres and has one house site identified H/S-C700 at $100,000 for one acre, and for the other house site H/S-C500 for one acre at $50,000. the majority of small properties I reviewed (most located on or near Route 211 and some in other areas of Jackson District) identified House Site (H/S 595) for one acre at $60,000 one acre.

My question is why is my house site valued at $40,000 more in Hampton District than those in Jackson District. The Jackson District area has an added value over me in that it allows those employed in the metro area 40 miles less driving per day, less travel for shopping and hospitals. The answer I received I received from folks involved in the assessment is that these figures were derived from the sales transactions between assessments. Well, I reviewed all small acreage sales transactions for the last one and a half years, and found an average of $50,000 per acre in Hampton District and $75,000 for Jackson District, I also found some commercial land in Hampton District selling for $78,000 per
