Why is my house site valued more per acre than commercial property? Another example, of my astonishment at this assessment is that the two lots (two acres each with no house on either lot) my husband and I gave to our two children, under family transfer. Each lot Is assessed for H/S 700 at $100,000 for one acre, and the residue at $20,000 per acre.
The taxes last year for each lot was $250. If the proposed tax rate stands, the taxes in December 06 will be $759 each. These lots require no schools or police services because no one lives there and in my opinion should not be taxed with the $100,000 house sites. I found other small acreage in Stonewall and Hawthorne Districts (two and three acre lots) that have no houses and they were not assessed house sites at all, but at $20,000 per acre. My neighbor has a 25 acre lot with no house and could sell his property or build on it, just as my children can, but he is not assessed as a house site. Other problems noted in this assessment were some properties adjusted down by 10 to 20 percent due to questionable “land adj/state road.”
I hope the people of Rappahannock scrutinize their assessments and challenge those in charge to correct problems now
