Paul Stevenson is continuing to mull over the idea of converting his Sperryville Antique Market building into a condominium development.

Stevenson submitted the tentative idea to the County Planning Commission for discussion at the group’s May meeting. Because the proposal was not a formal application, it was unclear whether the development would move forward.

Since that meeting, Stevenson has continued to have conversations about the property with County Administrator John McCarthy and Piedmont District Supervisor Eddie Way land.

The 1.22-acre lot is located in a General Commercial Zone at Water Street and River Lane in the eastern portion of Sperryville. The 30,000-square-foot building was built as an applepacking shed in the 1940s, but has operated as an antiques store for more than 25 years.

A special-exception permit from tiie County Board of Supervisors would be required to convert the structure to condos. Stevenson envisions developing 24 units sized between 900 and 1,200 square feet.

“We’re trying to make a decision on things right now” on whether to submit a formal application, Stevenson said Tuesday.

He said he has heard both positive and negative comments from county residents about the project.

For people concerned about traffic on Water Street, a residential solution is the most favorable option, Stevenson said.
