SATURDAY, MARCH 2,1985 at 11:00 a.m.
Pursuant to a Decretal Order of the Circuit Court of Rappahannock County, Virginia, entered on the 17th day of January, 1985, in the partition suit brought by John M. Stuart against F. Bruce Corneal, Jr., and others. Chancery No. 3190, the undersigned Special Commissioners will, on Saturday, the 2nd day of March, 1985, at the front door of the Courthouse of Rappahannock County, Virginia at 11:00 a.m.. offer for sale to the highest bidder, the following described real estate known as the "Stuart Property," all located in Rappahannock County, Virginia and the Town of Washington, Virginia:
ALL THAT parcel of land with improvements thereon
fronting on Route 622 and Main Street, in or near the
Town of Washington, Rappahannock County, Virginia.
containing 11.2739 acres, as shown on a plat
of survey of the Lucy M. Stuart Estate by Rappahannock
Surveys, Incorporated, Wayne E. Niskanen,
CLS, dated March 4, 1975 which plat is recorded
among the land records in the Clerk's Office of the
Circuit Court of Rappahannock County, Virginia in
Plat Book 4 at page 29.
Reference is hereby made to the aforesaid land records and, in particular, Chancery File 3190, for a more complete ana accurate description of the property.
TERMS OF SALE: ALL CASH. A deposit of ten percent (10%) of the sales price will be required at the time of sale, such deposit to be in cash, certified check or such other form as may be approved in advance by the Special Commissioners. THE SALE IS SUBJECT TO THE APPROVAL OF AND CONFIRMATION BY THE CIRCUIT COURT OF RAPPAHANNOCK COUNTY. VIRGINIA. Settlement and compliance with the terms of sale to be had and complied with within thirty (30) days of the date of sale. In the event of default by the purchaser. 1he Court reserves the right to declare a forfeiture of deposit keep the deposit, and readvertise and resell the property at the risk and cost of the defaulting purchaser.
The Special Commissioners make no representations as to the physical characteristics or condition of any improvements located on the property. Prospective bidders are encouraged to inspect the property prior to the date of sale. The property is to be sold in an AS IS condition and subject to all covenants and easements of record.
