"We directed where future growth would be, and this is where we said it would be!” Mr. Estes repeated. As to the zoning ordinance’s delineation of the existing commercial zone, “somebody may have drawn an arbitrary line at the Hampton Inn, but I can tell you that the intent was to plan future growth for the area between Ginger Hill and The Shade Road,” he said.
“If you’re going to rezone (once the highway improvements are completed), then rezone the whole stretch from Ginger Hill to Mr. Henry’s property ... If that’s your intent, that should be your action,” the county administrator interjected.
Mr. Estes balked at a wholesale commercial rezoning, saying that the farmers w'ho are continuing to farm land “right up to the commercial zone” shouldn’t be unduly burdened with the higher taxes which would result. “Leave it as it is and let it (the commercial district) grow' naturally,” he advised.
And he acknowledged that he would vote in favor if another landowner along that stretch followed Mr. Henry’s example and sought a rezoning to commercial. “I don’t see how we could say no.
