OF LISTING?

If you plan to sell your home, you must decide on which type of listing to use. Here’s a quick run-down:

OPEN LISTING: The seller agrees ' to pay a commission if the agent finds a buyer who will meet the terms. The seller can also sell his own house or can have more than one agent sell it. Since the agent can lose the listing at the whim of the seller, don’t expect as much effort on the part of the agent with this form of listing.

EXCLUSIVE LISTING: This gives only one agent the opportunity to sell the property. This arrangement encourages the agent to work diligently because there is a full commission involved and a deadline to meft.

MULTIPLE LISTING: In this case, you contract with one agent who agrees to distribute the listing to other associates agents. Even though many agents may work to sell your house, you pay only one commission (the listing broker shares the commission if another sells the property). The advantage of the multiple listing is wider exposure and, perhaps a quicker selling time.
