In execution of a certain Deed of Trust from Mark Z. Keys and Betty D. Keys to David M. Fine, Irwin A. Heller and Marc J. Glazer, Trustees, either of whom may act, dated January 26, 1984, and recorded in the Clerk's Office, Circuit Court, Rappahannock County, Virginia, default having been made in the payment of the debt therein secured and being required to do so by the noteholder, the undersigned sole acting Substitute Trustee, after giving fourteen days due notice to the owners of the real estate of the date, time, place and terms of sale, will offer for sale ay public auction on the front steps of the Rappahannock County Circuit Courthouse on April 8, 1988, at 2:00 p.m., the real estate with improvements thereon known as Route 1. Box 109, Sperryville, Virginia, designated as 2.000 acres on the west side of State Route 707, Stonewall Hawthorne Magisterial District, and more particularly described in the aforesaid Deed of Trust to which reference is hereby made.
Sale shall be made subject to all existing easements and restrictive covenannts as the same may lawfully affect the real estate.
Sale shall be made subject to the lien of a prior deed of trust.
Term of Sale: Cash. Settlement within ten days of sale.
A bidder's deposit of ten percent (10%) of the successful bid may be required.
