Selling a house is a skill. It requires

flexibility, creativity and a

thorough understanding of'the process.

Unless you’ve been through a house sale before, you’re probably better off' using a real estate agent.

Agents are not only experts in the process, they also take the headaches out of it. Your agent will handle advertising, show your home to prospective buyers, help with negotiations and prepare the paperwork.

Interview several agents before vou decide which one you want to work with. Ask about experience and check references.

Remember that agents’ fees can be negotiated. The most common arrangement is the percentage commission — about 6 percent of your home’s selling price.

Most agents expect an exclusive right to sell your house. If you or anyone else finds a Buyer, the agent still gets a fee.

However, if your home is included in a multiple listing book, another agent can sell your home — and the fee is shared with the listing agent.

Consider your home’s appearance. Would you stop and take a Iook? Here are some areas that may need improvement:

• Clean your house thoroughly. You don’t want a prospective buyer turned off by dirt on the catpet, fingerprints on the walls or a messy bathroom.
